The Family Medicine incentive is open "starting in their intern year…and remain eligible to apply until they finish residency training."

That is a closing door, not a recurring opportunity. Finish residency without applying and the $200,000 is gone. There is no post-training route in. If you are in one of Tennessee's 12 family medicine residency programmes, this is the single most valuable thing on this website.

A physician mortgage qualifies you on a signed employment contract rather than pay stubs from a job that has not begun, up to 150 days before your start date, against roughly 90 for agency underwriting. The timing rule.

How much does Tennessee pay in physician loan repayment?

It depends which programme. The Tennessee State Loan Repayment Program pays a maximum of $50,000 for an initial two-year service obligation, contingent on funding. The Family Medicine Loan Repayment Incentive pays up to $40,000 per year for up to five years, a maximum of $200,000, but only to family medicine residents who commit to five years practising in Tennessee after residency.

Who qualifies for Tennessee's $200,000 family medicine incentive?

Residents enrolled in one of Tennessee's twelve family medicine residency programmes. Applicants may apply from their intern year and remain eligible until they finish residency training, in return for committing to five years at an approved Tennessee location after residency.

Can I apply for the Tennessee family medicine incentive after residency?

No. Eligibility runs from intern year until residency training finishes. A family physician who completes training without applying has no route back to the programme, which is a difference of $150,000 against the general state programme.

Not over the year to August 31, 2026. Nashville's Zillow typical home value was $452,186, down 0.6 percent year over year, making it both the most expensive Tennessee metro and one of three large metros that declined, alongside Sevierville and Chattanooga at minus 0.2 percent each.
